Dear Government ,
Can you please create a Rent-To-Own Program where people can rent or lease a property or home and own it or have the option to own it after a time period instead of having to rent because that seems like the only way for some Barbadians . Many of your NHC units are just sitting down, not being occupied and aren't properly maintained . I'm not only speaking of Residential homes but also Residential, Agricultural & Commercial Land . I believe many of us Barbadians (Bajans) all dream of owning "a piece of the rock" , we all want ownership . Please see this program as a way to help us achieve that and the government to get a steady income monthly income from a profitable source . Many of us cannot afford to buy one of your NHC units for we most likely wouldn't get approved for a loan and we also don't want to put ourselves in more debt than we're in , believe me we're in debt . We cannot continue to depend on Foreign Exchange & Tourism to grow this country . Let's restructure and grow from within .
I'm 23 years old and I know this email isn't well written but the advice is sound I'm sure of it . I am currently renting and I do not wish or intend to be renting for the rest of my life however long that may be . I want to advance in life and owning a house or property is a strap in that direction I want to take . I have a business and a minimum wage job ($250 per week) but like I said before I'm renting . I cannot afford to pay rent on just my salary or my business earning , I have to do both in order to afford my rent and survive . I know I'm hound but I rather start now than in my thirties .
Please think this over and lets make it so l and others can own "a piece of the rock" .
Rent shouldn't go up . If the purchase price is 100,000 and this can include the appreciated value over the time period of Rent-To-Own or Leasing of home or property, the fixed rental or leasing price shall not be raised .
Persons are afforded the option to buy home or property before or at the end of rental or lease agreement .
Specific terms in which persons can be evicted from home or not allowed access to property/premises .
Option to pay off rental or lease amount before the time period either if the option to buy is available or not .
I.e. : Rent is $1000 per month , persons can pay over $1000 to quickly pay off their debt meaning they would be months where they don't have to worry about rent and also this is an opportuinty to own their home or property before the time stated In the agreement is up .
The exclusive right to purchase the home or property at the end of lease period . (Meaning you cannot let anyone else buy the property while a tenant is renting within their time period or if they've exercised the option to buy .
A percentage of the home or property value price can be deposited at the beginning and end of time stated in agreement .
Agreements must show that after payment within agreed upon terms, paperwork must be drawn up for the tenant to purchase should they still want to . If so, the deeds shall be transferred to the person name .
Start and end date of rental or lease period , whether up that period can be extended and under what circumstances .
Fee, if any for late payments .
How much rent is , when it is due, where payments should be made .
Amount of security deposit , which is refundable should you move out and there's no damage to property.
What can or cannot be applied to property . Any renovations or add-ons .
Whether you can sublet the property .
Tenants are responsible for all utilities . Granted conditions are up to date and habitable .
The conditions which can result in eviction, as well as time period you have to correct a problem before being evicted .

I Just Need A Chance Not A Handout
In my opinion, the rent -to-own program should be brought back to the NHC but with an easier and more accessible application process for low to middle income earners. Finding available housing is an ongoing issue and many landlords take advantage of this situation with exuberant rates.

In my opinion, the Rent-to Own Program should continue to encourage young Barbadians to save towards owning their homes at an early age.
The persons purchasing lots under the Tenantries Freehold Purchase Act need to have this matter finalised. Some persons have paid for these lots for many years now eg in Beckles Avenue, The City, and have not been able to receive their Conveyances because the Government has not signed off to close the deal. Persons living on these lots would need to have the Conveyances in order to obtain Bank loans to renovate the present house or build a new house on the lot.
I'm pleading on behalf of these persons to have this matter expedited.
The Rent-to-Own program should be reintroduced by the NHC of Barbados. The application process should be much easier than before, so much red tape, yet no results. There are individuals who apply for housing and was denied year after year even though they could afford to pay the rent. Some individuals are at a disadvantage because they are middle income earners and most of the time they are turned down. Most Landlords are taking advantage of this situation and raising the rent extremely high. All around the island you could see government houses/units unoccupied, yet, most of us are being turned down upon application.
I too am pleading that the NHC have a solution to assist the middle income earners that currently don't have any land our houses to call their own. Help Barbadian own a piece of our own country.
